What is a market analysis?
Basically, it is an appraisal to help determine the value of your home,
when you are interested in selling it. Your realtor can determine this
value by looking at your property's features and comparing your property
to other similar properties that have sold in the same or comparable
areas.
Your realtor will often mention to you what repairs, if any, you should
consider doing on your home to make it sell more easily. Some repairs
cost more than they return and some return more than they cost.
Once a value has been determined from your market analysis, you can
decide on a listing price for your home, which is typically within 5-10%
of the analysis price. You should also consider allowing for room in
your listing price for bargaining with your buyer.
With a listing price in mind, you're now ready to fill out a listing
agreement with your realtor and to officially place your home on the
market.
